Position Overview

The Project Manager at Curtis Homes, LLC is a vital leadership role responsible for leading the customer experience and overseeing all aspects of residential construction projects from start to finish. This position ensures each home is built with the highest quality, on schedule, within budget, and aligned with Curtis Homes’ commitment to craftsmanship and customer
satisfaction. The Project Manager will manage the overall project timelines, budgets, subcontractor coordination, and client communication to ensure a seamless building experience.

This role requires a highly organized and proactive leader with strong problem-solving skills and a deep understanding of construction operations. The Project Manager will be responsible for supervising and directing the Superintendents on maintaining project schedules, managing budgets, onboarding and contracting subcontractors, and ensuring all project details are executed efficiently. By fostering collaboration across the project management team and maintaining a customer-focused approach, this position will play a key role in delivering homes that exceed expectations.

This position follows a three-tier system, with levels determined by an individual skill set and years of experience. Advancement within the role is possible over time through continued growth and development.

Responsibilities

This role includes, but is not limited to, the following:

  • In coordination with the Site Superintendent, manage all phases of residential construction, from initial planning and permitting to final walkthrough and client handoff.
  • Drive a positive client experience by consistently providing updates, holding scheduled meetings, and addressing concerns promptly throughout the project lifecycle.
  • Build and maintain detailed project schedules using Buildertrend, ensuring all key milestones and deadlines are met.
  • Monitor and manage project budgets, including performing cost variance analysis (CVA), approving invoices, and ensuring accuracy in all financial documentation which may include negotiating and communicating with subcontractors.
  • Oversee the ordering and delivery of client selections and materials, ensuring alignment with timelines and design intent.
  • Onboard and coordinate subcontractors and vendors. Lead and collaborate with Superintendents and Project Coordinators to keep construction activities organized and efficient.
  • Conduct site visits and inspections to ensure work is completed according to Curtis Homes’ quality standards, project plans, and local building codes.
  • Work closely with the design team to manage selection deadlines, specifications, and installation timing.
  • Partner with Project Coordinators to ensure all documentation—including permits, inspections, and reports—is up to date and uploaded to Buildertrend.
  • Create detailed purchase orders that outline the full scope of work and distribute them to subcontractors via our project scheduling platform.
  • Manage and issue change orders for project upgrades and ensure accurate tracking and reconciliation of associated client payments.
  • Anticipate and resolve potential challenges before they impact the schedule, budget, or client experience.
  • Lead the final walkthrough process and coordinate punch list completion with Site Superintendents and subcontractors to ensure a smooth, high-quality turnover to the client.
  • Uphold Curtis Homes’ values and vision, representing the company with professionalism and integrity in every client and vendor interaction.
  • Be open and willing to take on additional tasks as assigned to support company objectives.

Desired Skills, Education & Experience

  • Bachelor’s degree in Construction Management, Business, or a related field (preferred but not required).
  • A minimum of 8-10+ years of construction experience is required with a minimum of 5+ years in residential
    construction project management preferred.
  • Experience in homebuilding, renovation, or general contracting preferred.
  • Proven track record of successfully managing projects from pre-construction through completion.
  • Previous experience using project management software, such as Buildertrend, and scheduling tools.
  • Strong leadership and project management skills with the ability to oversee multiple projects simultaneously.
  • Excellent problem-solving abilities, with a proactive approach to overcoming construction challenges.
  • Exceptional communication and interpersonal skills to effectively collaborate with clients, subcontractors, vendors, and internal teams.
  • Strong budgeting and financial management skills, including cost variance analysis (CVA) and budget tracking.
  • Ability to read and interpret construction plans, contracts, and technical documents.
  • Proficiency with office software, including spreadsheets, email platforms, and document management tools (e.g., Microsoft Office, Google Workspace).
  • Detail-oriented with excellent organizational and time-management skills.
  • Knowledge of local building codes, permitting processes, and industry regulations.
  • Experience in hiring, onboarding, and managing subcontractors and vendors.
  • Strong negotiation skills to manage contracts, pricing, and vendor agreements.
  • Ability to adapt to a fast-paced, evolving environment while maintaining a customer-focused approach.
  • Possess a valid state-issued driver’s license and maintain a safe driving record.

Position Overview

The Staff Accountant / Payroll Specialist at Curtis Homes is a key member of our accounting team, responsible for supporting the financial operations that drive our residential construction business. Reporting directly to the Controller, this full-time, on-site position provides a unique opportunity for an ambitious accounting professional to develop broad, hands-on experience in both accounting and payroll while building a long-term career within a growing company.

This role serves as the foundation of our accounting function, overseeing high-volume accounts payable processing, job-cost coding, vendor management, and biweekly payroll administration. Working closely with the Controller and operations team, the Staff Accountant / Payroll Specialist ensures financial transactions are processed accurately, payroll is administered efficiently, and project costs are properly tracked across multiple active construction projects.

Success in this position requires exceptional attention to detail, strong organizational skills, and a commitment to accuracy in a fast-paced environment. The ideal candidate is eager to learn, comfortable managing high-volume transactional work, and motivated to expand their accounting knowledge and responsibilities over time.

Responsibilities

In collaboration with the Controller, this role includes, but is not limited to, the following:

Day One:

  • Process roughly 850-1,000 accounts payable transactions per month with accuracy and speed.
  • Verify and reconcile approved job costs flowing from BuilderTrend and QuickBooks.
  • Code transactions accurately to jobs and cost categories across 20-25 active construction projects.
  • On board subs and vendors and manage vendor records, payment timing, and approval routing.
  • Track and manage inter-company transactions among multiple entities.
  • Collect, deliver and process the mail.
  • Process biweekly payroll for approximately 30 employees in Paychex (Controller reviews and approves).
  • Support the Controller on month-end close and ad-hoc projects
  • Answer phones and assist with ordering and managing office supplies and run errands as needed
  • Be open and willing to take on additional tasks as assigned to support company objectives.

 

In addition to the above we expect your responsibilities to grow into the following (12-18 months): 

  • Ownership of month-end close activities.
  • Account reconciliations and journal entries across multiple companies in accordance with Generally Accepted Accounting Principles (GAAP).
  • Job-cost reporting and profitability analysis.
  • Support financial reporting and budget tracking.

 

Desired Skills, Education and Experience 

  • Bachelor’s degree in accounting, finance or a related field.
  • 2-4 years of accounting experience with an understanding of GAAP, financial concepts and corporate accounting practices.
  • Knowledge of the construction field is preferred but not required.
  • Solid working knowledge of accounting fundamentals (debits/credits, accruals, reconciliations, month-end close).
  • Solid working knowledge in accounting software and Excel; Quickbooks experience preferred.
  • Payroll experience preferred; Paychex experience a strong plus.
  • Advanced proficiency in Microsoft Office, Google Workspace, using AI and a variety of computer and software programs.
  • High level of professionalism, discretion, and confidentiality.
  • Comfortable with high-volume transactional work.
  • Sharp attention to detail and strong follow-through.
  • Eager to learn the construction/homebuilding industry and to grow in the role.
  • Excellent communication and interpersonal skills to coordinate with internal teams, clients, subcontractors, and vendors.
  • Strong problem-solving skills with the ability to anticipate challenges and develop proactive solutions.
  • Ability to multitask and manage multiple priorities in a fast-paced environment.
  • Strong organizational skills to maintain accurate documentation and records.
  • Have a valid driver’s license with a good driving record, reliable transportation and a cell phone.
